What Our Clients Have Been Saying
What Does A Mortgage Broker Do?
Mike Haupt introduces Tomorrow Mortgages and talks us through the services offered by a mortgage broker.
The role of the mortgage broker is very much to manage the mortgage process for you. It’s about getting to know you as a customer, to understand your circumstances and what your plans are. We work with you to tailor a mortgage to your circumstances and build a good relationship.
We tailor our advice to you and manage everything with the lender from that initial application all the way through to your mortgage offer. Then we work with your solicitors right through to completion.
A mortgage broker will also keep one eye on the future for you. We’ll talk to you about protection – both personal and your home protection options. That way, you can still achieve all the plans that you’ve got for the future, no matter what happens.
I’m in a good position to answer that as I’ve worked on both sides of the industry. I spent ten years with the biggest High Street bank and then I’ve been out on my own for a while now.
The big difference between a mortgage broker like Tomorrow Mortgages and your High Street bank is the availability of products and services. Your High Street bank will only be able to talk about their own products, whereas as a broker I have access to over 90 different lenders. It means I can try and find the absolute right solution for you.
On the High Street, if you fit their criteria and their products, brilliant. But if you don’t, you could spend a lot of time trying to work out where to go next – and you’ll never really know whether you’ve got the best deal for you. A mortgage broker knows the market and what’s available and can absolutely advise on the right deal for you and your circumstances.
If you don’t quite fit the criteria of the bank you approach, you could spend hours googling or walking up and down the High Street trying to find the right lender. If you come to me and give me an hour of your time, then it’s my job to go and find that lender for you.
It saves all that time, that stress – and in the current climate with the way things are changing, we will be able to find a deal for you that you may not be able to find yourself.
There’s a broad range of things that we do here at Tomorrow Mortgages, and everything happens in stages. When you first pick up the telephone to us it’s all about getting to the Agreement in Principle stage, so you know how much you can borrow.
That’s really key for First Time Buyers and home movers, as well as our remortgage customers. There’s also an element of liaising with estate agents and solicitors, updating them with how the mortgage application is progressing. We act as the middleman to make sure things get resolved and there are no issues that could delay completion on your new home or your remortgage going through.
We don’t just work with home buyers and First Time Buyers to get a mortgage. It’s also about remortgaging. If you’re rolling off the end of your current fixed rate deal, looking to borrow a little bit more or consolidate some debts… we cover all that side off as well.
We also support Buy to Let. That might be your typical investment property, a holiday let, or other investment opportunities. We’ve got the knowledge and expertise here to really advise and help you.
Finally, our protection side covers your personal and home insurance options to make sure you understand what’s available and what’s right for you. There’s no commitment to taking something, but if you know the options, you can decide how to best protect yourself and your family moving forward.
Mortgages and buying houses doesn’t need to be stressful and confusing, there’s just a lot to do – and if you’ve got someone you trust you work with who will help you through that, it can actually be a very straightforward process.
The reason I do what I do is because it’s all about the client and what happens to them. I want to make sure I make a difference in their life. There’s no better feeling than when a First Time Buyer client picks up the keys to their new home. Or that remortgage customer who now has the security of knowing that their payments are fixed, or we’ve enabled them to release some capital for whatever they want to do.
Making that difference to somebody, is the reason why I come to work.
At the very beginning. A conversation with a mortgage broker should be your first conversation. Whether you’re looking to buy your first home, looking to move, looking to remortgage, whatever it might be. It’s how you will know what you can and can’t achieve.
There’s nothing worse than falling in love with a house and not being able to afford to buy it. It’s much better to understand what you can do, what you can borrow and what those payments look like. So make that your first phone call.
Yes, I really can. The world of mortgages has changed so much in the last few years. You did once have to go to a High Street bank or speak to somebody locally. But I now cover the whole of the UK. I have multiple customers in Northern Ireland and Scotland in fact.
We work to the customer’s agenda. So if you’re happy to, we’ll have a phone call, or we can video call, or meet face to face. There is no real preference from our point of view. It’s all about what you’re most comfortable with.
I only moved to Salisbury in the last few years. I’ve lived in a fair few places around the south of England but Salisbury is a really lovely city.
The cathedral is amazing, and it’s got loads of great independent shops. It’s got a nice town centre, lots of different restaurants and it’s a really comfortable place to be.
There are great housing options as well. You’ve got some beautiful old Victorian terraces and some listed buildings through to modern, new build properties. And you don’t have to go far out of Salisbury city centre to end up in the countryside, up on Salisbury plains.
There are some incredible picturesque villages around the Salisbury area as well. It’s got something for everybody. Transport links are decent. We’re very comfortable here as a young family. It’s just a lovely place to live.
Tomorrow Mortgages was founded in 2020 – right in the middle of the COVID pandemic. But I’d been in mortgages for 13 years at that point. I’d done ten years with a High Street Bank in advisory and managerial roles, and then worked for a couple of other independents.
The reason I started Tomorrow Mortgages is that I was struggling to find a company to work for that genuinely put the customer front and centre. A lot of companies would say they did, but there was always a hint of an agenda there. I wanted to start a company that was all about honest, trustworthy, open advice and building lasting, long-term relationships. I didn’t want it to be a case where we would do your mortgage and never speak to you again.
I wanted to build a place where people trust us to look after their mortgage and come back over and over again. That’s the biggest compliment, when someone refers you or comes back to you.
We’re two years down the line now and it’s gone pretty well so far, we get decent feedback from our clients. From our point of view it’s all about trustworthy advice and giving people the confidence to come to us and talk to us.
No, the initial consultation, there is no charge for that at all. Please don’t be afraid to pick up the telephone. Contact us with any questions or any conversations you want to have. There’s no commitment, there’s no silly questions. I’m here to try and help put your mind at ease, so let’s have a conversation and answer your questions.
This is what I do every day, and I know the market, I know the process. I will give you all the time I can to talk you through whatever you need to know. It might be that you’re thinking about doing something, but you’re not sure how to go about it. Or you’re about to move and need some help. Whatever it may be, please give us a call.
To anybody who’s looking for a mortgage broker, whether it’s us or anyone else, make sure you work with people you trust and have a rapport with. Then you’ll have confidence in what they’re doing. It should be a very easy relationship.
Your home may be repossessed if you do not keep up repayments on your mortgage.
You may have to pay an early repayment charge to your existing lender if you remortgage. Think carefully before securing other debts against your home.
The Financial Conduct Authority does not regulate some Buy to Let Mortgages.
Because we play by the book we want to tell you that…
- Your home may be repossessed if you do not keep up repayments on your mortgage.
- There may be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances.
- The fee is up to 1% but a typical fee is 0.3% of the amount borrowed.
